three new townhouses at brantford and potomac
it must have been rather nice in its day, as all new structures must have been when they were first built. but time took its toll. as did fire, slumlords and the federal housing act of 1941. there were twelve legal apartments in this structure when we found it--a structure most likely designed and built as four dwelling units....
we surveyed the property, sought zoning for minimal setbacks, and subdivided the property into three--for three new townhouses. the plan called for parking at the first level and living at the second and third levels, with a porch for each unit at the second level. not unlike rural european farmers who lived above their livestock, the perfect urban dwelling lives above its transportation, with limited grass cutting to boot. (the perfect perfect urban dwelling needs no private transportation nor grass to cut.)
we drew pretty pictures for everyone to approve.

the porches went away as did some of the detail. (this is typical.)
